    The latest report from the Royal Institution of Chartered Surveyors (Rics) showed buyer inquiries rising for the third month in a row, with 16% more of its estate agents reporting a rise in potential buyers than a fall.
    But average sales per agent, over the three months to January, fell to a new record low of 9.9 ? less than one home per week.
    Rics said that 76.3% more members reported price falls than rises in January, more than the 73.9% reporting falling prices the previous month.
    The Rics survey is seen as an indicator of the property market and showed greater optimism among its members, with 10% more expecting sales to rise in the months to come, than those who expected them to fall.
